What makes William Lindy mountain house plans different?

It is not just the design style that blends into the landscape, or the rustic and craftsman character. The hallmark of most of our mountain style homes is the efficient use of the terrace level (or basement level) to economically increase the size of the house. With adequate daylight across the back, the terrace level can be every bit as bright as the main level layout, and can accommodate rec rooms, bedrooms, baths, storage and more. It is a less expensive area to finish than adding a loft or second floor. This gives homebuyers more value for their money and offers many exciting options.

Because we make so much use of the terrace level, the way you search for our mountain homes is different than searching for a traditional home plan.

1. Think smaller. If you are looking for a 3,200 sq.ft. plan, try looking for a 1,600 sq.ft. plan. A finished basement can double the square feet of the house plan. On a ranch style floor plan, only the main level and upper level (if any) square feet is counted. This means that any finished space in a basement or terrace level can actually bump the square feet of the design up to what you are looking to find. 

2. Consider searching for a ranch style home plan. No matter what type of home plan you are looking for, start your search with a ranch. Mountain house plans can more easily be converted to other styles and types of home designs. Therefore, they can be a good starting point to achieve wants and needs for another concept house plan. Two-story mountain style house plans are still available, but the ranch plans are more common. This is because it is much more cost effective to finish a daylight basement instead of adding an upstairs.

3. Search for fewer bedrooms. In the example above, the Briarcliff house plan has two bedrooms and two baths on the main level; but the search results will not show that there can be up to 3 additional bedrooms and 2 1/2 half additional baths below in the basement.
