Our designs are drawn to meet the 2018 CABO/International Residential Code. That said, these codes may or may not meet the building codes in your area. It's the responsibility of the builder or contractor to ensure that the design meets or exceeds the appropriate code including local amendments in the area in which the house is to be built. Keep in mind that some of our older plans may not meet the 2012 IRC because of when they were designed. If you're interested in purchasing a license to build one of those plans, we can bring the plan up to code at no charge. Building codes vary from area to area. However, we can offer some assistance on an individual basis. We can add specific notes and work together with your engineer, or we can suggest an engineer in your area. Cross-sections, specific details, and custom layouts for your designs can all be done. William Lindy, Inc. owns and maintains the copyright on all designs. If you buy the reproducible vellums (non-transferable license), you may reproduce or modify them without a usage fee. However, you may not sell, give, or loan any William Lindy design or transfer the right of any William Lindy design to others. If you buy the blacklines (8 sets), you may not copy them. If you need additional copies, call our office to order more. There's no usage fee on William Lindy mountain home plans.
We use centerline dimensions as our standard. They're by far the most efficient and least prone to mathematical error in the field. If you're doing custom mountain house plans, let us know ahead of time which dimensions you prefer and we'll work it in at no charge.
We only include heated square footage in our square footage calculations. The measurements are made from outside the exterior frame without including brick. Stairs are counted once, and if finished, count on the floor on which they originate; for example, on a two-story house, the stairs from the first floor going to the second floor would be counted as square footage on the first floor. Walkways and overlooks in vaulted two-story areas are included in the square footage. Volume areas on the second floor are not counted. This will vary depending on our current workload. As a rule of thumb, it usually it takes about one and a half weeks to begin work on your mountain home plans. Stock plans may only take a day or two to modify depending on the complexity of revisions. In the worst-case scenario, we'll have your changes within four business days of starting.

Upon purchase of a reproducible (unlimited use) version (.pdf or CAD), the non-transferrable license allows the plan to be built an unlimited number of times without paying a usage fee to William Lindy. This license applies only to the person or entity who paid for the plan. You may not "give" or sell the design to another builder. You may have the design modified to your liking with the understanding that any modifications are a derivative work of a copyrighted plan, and are the property of William Lindy, Inc. Great! That's precisely what we do. You pay the stock plan price up front and we collect for the design changes upon completion. We do our changes on a flat fee basis and it generally takes about two weeks to start your job. Once the job is started, you'll have a preliminary period of four business days to make changes. If you make still further changes, additional charges may apply. Allow four business days after we receive your changes for revisions. In addition, elevation changes may take five business days.
To begin, simply print the images of the mountain house plans you want to modify, mark up the document with your requests, then send us a written request for modifications via fax at 770-926-1396 or e-mail at richard@williamlindy.com. We'll respond with a quote in writing within 36 hours. These quotes are good for 30 days.
