What's Included in your plans?  
Cover Sheet:  Includes a drawing index, square footage chart, and usually the front and rear elevations.
Exterior Elevations:  All elevations are detailed and shown at ¼" scale, usually over two sheets.

Floor Plans and Square Footage:  The floor plans almost always come in ¼" scale with centerline dimensions and are most commonly shown with 4" walls. 6" exterior walls are available as an optional upgrade (Please call for pricing of 2x6 walls). Our square feet measurements only include heated floor space. The measurements are made from outside the exterior frame (brick is NOT included). Stairs are counted once. Walkways and overlooks in vaulted two-story areas are included in the square footage. Volume areas on the second floor are not counted. 

Foundations: Basements are almost always shown as a walk-out or daylight basement. We usually show 10" poured concrete walls (not counting framed walls).

Slab: We show a typical turned down slab foundation.

Crawl Space: This is usually an optional upgrade, but we do have some plans that come standard with a crawl space. We show poured walls and ventilation calculations.

Roof: Our plans include a 2D and a 3-D roof overview showing all pitches and planes. 

Typical Details: Each plan comes with typical details for the appropriate foundation, wall sections, roof framing, etc. Details, insulation specifications and any beam or rebar sizing is based on what is typical for the Atlanta, GA area.

Electrical: Plans DO NOT include any electrical plans. Electricians are licensed contractors and vary per state. 


Are your plans drawn to a specific building code?

Our designs are drawn to meet the 2018 CABO/International Residential Code. That said, these codes may or may not meet the building codes in your area. It's the responsibility of the builder or contractor to ensure that the design meets or exceeds the appropriate code including local amendments in the area in which the house is to be built. Keep in mind that some of our older plans may not meet the 2018 IRC because of when they were designed. If you're interested in purchasing a license to build one of those plans, we can bring the plan up to code at no charge. Keep in mind that shipping may be delayed a couple of days to allow us to modify the plan. To learn more about our mountain home plans, give us a call today.

Can I have you include additional items to help me meet local codes in my area?

Building codes vary from area to area. However, we can offer some assistance on an individual basis. We can add specific notes and work together with your engineer, or we can suggest an engineer in your area. Cross-sections, specific details, and custom layouts for your designs can all be done. Who owns the copyright on the designs?

William Lindy, Inc. owns and maintains the copyright on all designs. If you buy the reproducible vellums (non-transferable license), you may reproduce or modify them without a usage fee. However, you may not sell, give, or loan any William Lindy design or transfer the right of any William Lindy design to others. If you buy the blacklines (8 sets), you may not copy them. If you need additional copies, call our office to order more. There's no usage fee on William Lindy mountain home plans.

What type of dimensions do you use?

We use centerline dimensions as our standard. They're by far the most efficient and least prone to mathematical error in the field. If you're doing custom mountain house plans, let us know ahead of time which dimensions you prefer and we'll work it in at no charge.

How do you measure square footage?

We only include heated square footage in our square footage calculations. The measurements are made from outside the exterior frame without including brick. Stairs are counted once, and if finished, count on the floor on which they originate; for example, on a two-story house, the stairs from the first floor going to the second floor would be counted as square footage on the first floor. Walkways and overlooks in vaulted two-story areas are included in the square footage. Volume areas on the second floor are not counted. Can I get a design reversed?

Yes! All William Lindy home plans can be reversed or mirrored with forward reading directions. Give us a call if you have any questions about our designs.

Is there a usage fee for your house plans?

Upon purchase of a reproducible (unlimited use) version (.pdf or CAD), the non-transferrable license allows the plan to be built an unlimited number of times without paying a usage fee to William Lindy. This license applies only to the person or entity who paid for the plan. You may not "give" or sell the design to another builder. You may have the design modified to your liking with the understanding that any modifications are a derivative work of a copyrighted plan, and are the property of William Lindy, Inc.
